Residential property price drops 5.5 pct in 1Q

Macau’s overall average price of residential units decreased by 5.5 percent quarter on quarter in the first quarter, based on the average price per square metre of usable area, the Statistics and Census Bureau (DSEC) announced yesterday.

According to a DSEC statement, the average price per square metre of usable area of residential units in the Macau Peninsula (68,043 patacas), Taipa (78,547 patacas) and Coloane (76,441 patacas) fell by 2.6 percent, 3.6 percent and 24.5 percent respectively.

The average price of existing residential units dipped by 5.7 percent quarter-on-quarter to 70,768 patacas.

The average price of pre-sale residential units dropped by 31.2 percent quarter on quarter to 81,448 patacas.

The average price per square metre of office units decreased by 10.1 percent quarter on quarter to 58,652 patacas, while the price of industrial units increased by 5.5 percent to 34,361 patacas.

A total of 1,348 building units and parking spaces were purchased and sold in the first quarter as per stamp duty records. The total value of the transactions was 5.33 billion patacas, down by 1.5 percent and 28.4 percent respectively quarter on quarter.

The purchase and sale of residential units decreased by 130 quarter on quarter to 754 units in the first quarter, and the value of transactions dropped by 27.4 percent to 3.69 billion patacas.

As regards construction in the private sector, there were 5,174 residential units in the design stage, 1,785 under construction and 104 under inspection as of the end of the first quarter, the bureau said.

The average rent per square metre of usable area for shops was 485 patacas in the first quarter of 2025, down by 0.9 percent quarter on quarter.
